The aspirations of The Trade and Industry Tower in Kai Tak Development Area (TITKT)’s to be a world-class example of sustainable design have directly affected the fundamental design aspects of its Building Services systems.  

The systems were designed to robustly meet the requirements of all building users, while maintaining high standards of efficiency and sustainability during the operation and maintenance lifecycle of the building.

Some of the Building Services strategies taken into account during the design and construction phases include:

  • Achieving comfortable and healthy indoor environment by dynamically monitoring and controlling the indoor air quality
  • Providing the flexibility in meeting users’ present and future needs by maximizing the modularity and scalability of the facility
  • Maximizing the energy efficiency of the building services system in compliance with the Code of Practice for energy efficiency of various building services installation and LEED for New Construction version 2,2
  • Implementing innovative technologies such as, BIPV (Building Integrated Photovoltaic) and Solar Panels installation at roof
  • Utilizing state-of-the-art building operation which includes LCS (Lighting Control System), CCMS (Central Control and Monitoring System), Air Quality monitoring, and Building Energy Management
  • Maximizing reliability and availability by eliminating SPOF (Single Point of Failure) of the building services system
  • Increasing maintainability of the building services systems by providing safe and practical access to the system components




Scope of works

Design, supply, installation and Testing & Commissioning (T&C) of Electrical, Extra Low Voltage (ELV) and Plumbing & Drainage (P&D) for this HKGBC Platinum and USGBC LEED Platinum building.

  • Power Quality Monitoring and Building Energy Management systems
  • Occupancy sensors, photoelectric sensors
  • Solar thermal hot water
  • Photovoltaic Panel (42,813kW)
  • Lift regenerative power
  • Building computer backbone infrastructure and telecom infrastructure
